Affordable Condos – 15 Minutes to WEHO

While condo prices are still adjusting downward in West Hollywood, there is good news for those people who are seeking an entry level home just a 15 minute drive from the Creative City.

I have noticed quite a few condos for sale in the Mid-Wilshire area for well under $375,000, in fact, last Sunday I presented an open house at 525 S. Ardmore near 6th street, which is an approx. 380 sq. ft. studio for $175,000. Two other studios are also available for $178,500 and $179,00. In the same building are four 1 BR units ranging between $189,900 and $270,000, and one 2BR for $359,000. 525 S Ardmore is a 175 unit complex that needs a bit of work, but is recently under new management, has reasonable HOA reserves, and is slated for renovations in the very near future.

S. Ardmore is a wide, pretty street with well maintained complexes. Although I am told that street parking can be a bit dicey at times, I have never had any trouble finding a parking spot. For residents, all of the condos that I have looked at come with at least one garage parking space.

I found the people who live in the building to be a friendly, exciting, eclectic mix who have pride in their home ownership and strive to maintain their neighborhood as a great place to live.

S. Ardmore is not the only street with great housing deals. Many streets in the Mid-Wilshire area have similar, (but slightly more expensive) condos for sale.

If you are seeking entry level housing, I believe that the Mid-Wilshire area is LA’s best-kept secret right now.

West Hollywood has had its share of bizarre traffic accidents, but last night topped the list of odd. A little after midnight, according to witnesses, a newish white BMW came blasting down Palm Ave. towards Santa Monica Blvd., skidded up on the right hand curb at the corner and clipped the streetlight off its base, then flew over the center divider to the other side of Santa Monica, accompanied by the streetlight pole, and rammed into the front of a parked Porsche Cayenne. The streetlight pole came to rest diagonally in the street behind it, blocking two lanes. Luckily there was no traffic on Santa Monica when this occurred. The driver of the BMW was transported to the hospital with a cut in his forehead. No one else was injured. No word yet if the driver had been drinking.
